Free home valuation
What is your home worth in today's market?
An automated estimate does not know that the house behind yours sold over asking, or that the one across the street sat for sixty days. I pull the closed comps off your block and give you a number you can actually plan around.
- Comps from what has actually closed near you in the last 90 days
- A realistic price range, not one number designed to win your listing
- A seller net sheet, so you know what you walk away with after transfer tax and fees
- What I would fix first, and what is not worth the money
If it is the wrong time for you to sell, I will say so.
Selling
Priced right beats priced high
An overpriced listing does not sell later for less. It sells later for much less, after two price drops have told every buyer in the market that something is wrong with it. Five steps, and you know where you stand at each one.
What to fix, what to leave alone, and what a buyer's inspector is going to flag no matter what you do. Some repairs return more than they cost and most do not.
Closed sales on genuinely comparable blocks, adjusted for condition and square footage. Not an automated estimate, and not a number picked to win your listing.
Transfer tax, commission, payoff and credits, written out before the sign goes up. You should know your walk-away number on day one, not at the closing table.
Cleaned, staged where staging actually pays, and shot properly. The first week of traffic decides the whole listing, and photos are what buy that traffic.
Offers read on terms and not just price. Inspection response handled without giving the deal away, then appraisal, title and township certifications chased to the date.

What I do differently
A sign in the yard is not a marketing plan
Every agent will put your house on Bright MLS. That part is not a service, it is the minimum. Here is what happens after that.
- Open houses that are actually promotedMost open houses are a checkbox in the MLS and a sign on the corner. Mine get scheduled for the first weekend, announced to the neighbors, and pushed out on social before the doors open. Neighbors are how you find the buyer who was not looking yet.
- Your listing goes where the buyers already areI run a Philadelphia real estate account on Instagram, TikTok and Facebook as @realtorharrysells, and it is aimed at people who live here rather than at other agents. Your house gets shown to that audience, not just syndicated to the portals and left alone.
- Photography and prep before the sign goes upThe first week of traffic decides the listing. That means the house gets cleaned, staged where staging actually returns the money, and photographed properly before it ever goes live, instead of relisted with better photos three weeks later.
- I own rentals, so I read the numbers like a buyerI underwrite property for myself, which means I know what your buyer's agent and their investor client are going to pick apart. That is useful on pricing and it is useful on the inspection response.
Next step
Want the number before you decide?
No obligation, no pressure to list. If the honest answer is that you should wait, I will tell you that instead. Need out fast? I can also put a cash offer next to the listing number so you can compare them.
