Two numbers, one conversation

You should not have to guess which one is better

Cash is faster and simpler. The market usually pays more. Which one wins depends on your house, your timeline and how much work it needs, and you cannot know that until you see both.

  • No repairs, no cleaning and no showings on the cash side
  • Pick your own closing date with most cash buyers
  • Free, no obligation, and every fee written out before you decide
  • If listing clearly nets you more, I will tell you that even though it is slower

Side by side

What each route actually costs you

Neither one is the right answer for everybody. Here is the honest trade.

Option A

Cash offer

You are buying certainty and speed, and paying for it with price. An investor takes on the repairs, the carrying cost and the risk, so the number comes in under retail.

  • Sold as-is, no repairs and nothing to clean out
  • No showings, no open houses, no strangers in your house
  • You name the closing date, often two to three weeks
  • No appraisal and no financing contingency to fall through
  • The offer sits below what a retail buyer would pay
Option B

List it on the market

You are buying exposure. Every qualified buyer in Greater Philadelphia sees it, and competition is what moves the price up. It takes longer and it takes prep.

  • Full Bright MLS exposure, syndicated to the major portals
  • Priced off closed comps, with a net sheet before the sign goes up
  • Usually nets more even after commission and transfer tax
  • Needs prep, photos and showings, and takes weeks not days
  • Buyer financing and inspection can move the closing date

I will run both for your house and show you the arithmetic. If the cash number is the better deal for your situation, I will say so.

Common questions

Before you take the first number you are offered

Is a cash offer always lower than market value?
Almost always, and that is the point. The buyer is taking on the repairs, the holding costs and the risk that something is wrong with the house. What matters is not the headline number, it is what you walk away with after repairs, carrying costs, commission and transfer tax on each route. That is the comparison I will build for you.
Do I have to pay anything to see both numbers?
No. Running comps and bringing you a cash offer costs you nothing and does not put you under any agreement. If you decide to list, we sign a listing agreement then and the commission is spelled out in it before you sign.
What if my house needs major work?
That is exactly when this comparison matters most. A house that needs a new roof and a gut kitchen can net close to the same either way once you price the repairs honestly, and in that case the cash route saves you months of work. A house that just needs paint and a cleanout almost always does better listed.
Can I change my mind after I ask for the numbers?
Yes. Asking for the comparison is not a commitment to sell at all. Plenty of people run the numbers and decide to stay put for another year, and that is a legitimate outcome.
What do you need from me to run it?
The address, a rough sense of the condition, and your timeline. If I need photos or a walkthrough to tighten the numbers, I will ask.
