Harrison was absolutely amazing! He helped my wife and me find our dream home and truly went above and beyond every step of the way. He’s so genuine, patient, and caring that by the end of the process, he felt more like a family friend than just our realtor. Despite balancing his undergraduate studies, he was always available, kept us in the loop, and gave us great advice. We couldn’t have asked for a better experience!

What I do
Four things, done properly
I would rather be genuinely useful on a handful of things than vaguely competent at everything.
Builder deals, read closely
The builder's contract was written by the builder's attorney. I price lot premiums and upgrades against actual resale value, read the addendum before you sign, and register you before your first site visit so you keep representation.
Search new construction → 02 / First-time buyersYour first one, without the guessing
What you can actually afford, what the payment really is once taxes and insurance are in it, and which assistance programs you qualify for. We settle all of that before you tour a single house.
Read the FAQ → 03 / SellersPriced right beats priced high
Closed comps adjusted for condition, a net sheet before the sign goes up, and a listing built to do its work in week one. An overpriced house does not sell later for less, it sells later for much less.

I own rental property, so we speak the same language: ARV, rehab per square foot, DSCR coverage, cap rate, cash-on-cash. If a deal does not clear your return on paper, we do not spend a Saturday on it.

Six regions, one agent
Philadelphia and the counties around it each behave like their own market. Pick yours and I will tell you what it is actually good for, and what to watch before you write an offer.

Selling
Priced right beats priced high. Real comps, a net sheet before the sign goes up, and a listing that does its work in the first week.

Buying
Most buyers lose the house they wanted because the offer was late or the terms were soft. The work happens before the listing hits.

Who you are working with
One agent, on every part of it
I closed my first seven deals while I was still a full-time student, working this part-time around classes. That is not a volume brag, it is the reason I work the way I do. Every one of those files was mine start to finish, because there was nobody to hand them to.
I came out of the construction side, so condition, scope and what a rehab actually costs are not guesswork for me. It is also why investors use me to find distressed property. New construction, first-time buyers, sellers and investors, from sub-$200K rowhomes up through $600K-plus retail.
Relocating, or buying from out of state?
The new home process, simplified
You get one scouting weekend, maybe two. Racing between six counties and two hundred listings is how people end up on the wrong block. The narrowing happens online first, then you tour a short list. Same five steps whether you are buying, selling, or running numbers on a rental.
Phone or Zoom, whichever fits your week. Budget, timeline, schools, commute, and what kind of block you actually want to live on. Everything after this is built around your answers.
I send the neighborhoods and listings that fit and skip the ones that do not. You rule out what you hate from your couch, before you spend a dollar on gas or airfare.
Lender conversation and a real monthly payment with taxes, insurance and any abatement that is running out. You are not touring until you know what you can actually write.
Three to five homes and two or three neighborhoods, in one day when we can. Enough to decide, not so many that they all blur together by dinner.
Offer, inspection, appraisal, title, and whatever certification your township requires. I chase the paperwork so you are packing boxes, not putting out fires.
Free area guide
Know the market before you tour it
Pick a region and I will send that area's guide: what is actually selling, current days on market, the price bands by town, the taxes and fees specific to that county, and the things buyers there get surprised by.
Reviews
What clients say
In the clients' own words. Nothing here was written by me.
Harrison, has helped us secure a rental property in Philly. He is super helpful and patient. I will recommend Harrison to be your realtor whether buying or renting.
Harrisson is the absolute BEST! He worked so hard to find us our dream home, and went out of his way to find us the best listings and narrow down exactly what we wanted. He was always patient, positive, professional, and very responsive. If there was ever a question we had that he didn’t have the answer to, he would find out to make sure we were comfortable and doing the least amount of work on our end. He made this whole process so easy and positive. I would highly recommend him to anyone looking for a house!
